Much of Cypress is new: master-planned communities along US-290 and the Grand Parkway, with more homes going up every year. Some back onto the lakes in Towne Lake and Bridgeland; others face open land with no shade at all.
New homes bring two things we plan around: builder low-e glass that must be matched to the film, and the weeks around move-in, when empty rooms make film quick to install. Older Cy-Fair neighborhoods mostly need help with heat and fading.

Homes on the water in Towne Lake and Bridgeland, where glare off the lake adds to the afternoon sun.
Older Cy-Fair homes with original windows, where solar film cuts heat and clear low-e film improves insulation.
Large two-story layouts with game rooms, home offices and back windows facing open yards.
New Cypress homes usually come with dual-pane, low-e coated glass. Film can usually go on it when the two are matched, and some window warranties set rules about film. We identify the glass, check the film maker’s guidelines, and give you the data sheet for the film we recommend. Window film on dual-pane windows.
The easiest time to film a new home is soon after closing, before furniture, rugs and blinds go in. Empty rooms make the glass easy to reach, and you can see which windows still need blinds once the sun is handled. For the first few weeks the film may look a little hazy or show small water pockets while it cures.
You don’t have to film the whole house. Start with the windows causing the problem.

Home window film is priced by the square foot of glass: about $4–6 per square foot on larger projects and $12–14 per square foot on smaller jobs, with a $500 minimum per job. The more glass you film, the lower the price per square foot. The film matters too: decorative and privacy films generally cost less than solar control films. Your estimate shows the exact price for your windows and the film you choose.
How home window tinting is priced
Glass safety first: we check each window’s glass type (single-pane, dual-pane, low-e, tinted, tempered, laminated) against the film manufacturer’s film-to-glass guidelines before recommending a film. Some films add heat stress to certain glass, and the right match protects your windows.

Soon after closing, before furniture and blinds go in, is the simplest. It isn’t required, though: in lived-in homes we protect floors and furniture during the install.
It depends on the glass. Film absorbs part of the sun’s energy, so film makers publish which films suit which glass. We check each window against those guidelines and recommend only films that match.
A spectrally selective film such as 3M™ Prestige keeps the view closest to clear. For stronger glare control, 3M Night Vision or Ceramic darken the view a little more and cut more heat.
For daytime heat, glare and UV, film does the work without blinds. At night, when it’s brighter inside, you’ll still want blinds or frosted film wherever privacy matters.
