The Heights puts some of Houston’s oldest houses and some of its newest on the same block. Victorians and early bungalows still have original single-pane glass, sometimes wavy with age. Next door, a three-story townhome stacks tall windows on every floor.
Both benefit from film, but not the same film. Old houses need comfort without losing their character, often inside a historic district. Townhomes need heat control on the top floor and privacy from close neighbors.
Original wood windows and old glass, inspected first. Clear low-e film improves comfort and keeps the original look.
Tall windows on every floor, a hot top floor, and windows facing the townhome next door.
New houses built in the Heights style, with dual-pane low-e glass matched to the film first.
Rear additions and second stories that bring big new windows to an older house, usually facing the backyard.
Parts of the Heights are in the City of Houston’s Houston Heights Historic Districts (East, West and South), where changes to a house’s exterior appearance need a Certificate of Appropriateness. Film goes on the inside of the glass and doesn’t alter the window, and clear or low-reflective films are chosen not to change the look. If you’re in a district, check with the city’s Historic Preservation Office before installing a tinted or reflective film. Window film, HOAs and historic districts.
In a townhome, the top floor takes the most heat, and the lower floors usually need privacy more than heat control. So plan by floor: a heat-rejecting film such as 3M™ Night Vision or Ceramic upstairs, and frosted or white out film on bathroom and stair windows facing a neighbor. Privacy and frosted film.
You don’t have to film the whole house. Start with the windows causing the problem.
Home window film is priced by the square foot of glass: about $4–6 per square foot on larger projects and $12–14 per square foot on smaller jobs, with a $500 minimum per job. The more glass you film, the lower the price per square foot. The film matters too: decorative and privacy films generally cost less than solar control films. Your estimate shows the exact price for your windows and the film you choose.
How home window tinting is priced
Glass safety first: we check each window’s glass type (single-pane, dual-pane, low-e, tinted, tempered, laminated) against the film manufacturer’s film-to-glass guidelines before recommending a film. Some films add heat stress to certain glass, and the right match protects your windows.
